7.Can we book now? & what are the formalities?

  • Booking amount is 20% of the sale value. Initial booking amount as mentioned below can be paid to block the flat by a cheque or DD favoring “Sattva developers pvt Ltd”
  • Require your pan card copy with a passport size photograph.
  • Postdated cheque for balance 20% to be handed over dated 20 days from booking.

7.When will I get the allotment letter & agreements?
Flats will be allotted in principle upon receiving the initial booking amount & the confirmed allotment will be done within 30 days from booking & agreements shall be executed within 60 days from booking subject to receiving 20% of sale value.

8.How do I make further payments?
Further payments can be made by cheque/DD in favor of Sattva developers Pvt ltd

9.How are installments (payment schedule) to be paid and is it linked to construction?
This schedule of payment is linked to the progress of construction. Based on the progress fixed Mile stones are drawn and the payments are expected as per the same.

10.Will there be validity to the Price List?
The prices are subject to change from time to time, yet every price list has validity.

11.What percentage of property cost bank would fund.
Generally, home loan can be availed between 75% to 80% of the property cost.

12.What happens if I cancel my booking?
In case you wish to cancel within 7 days of booking 1% of sale value will be forfeited and after the agreements are executed, 25% of the Sale Value will be forfeited as Cancellation Fee and the balance will be returned without interest.

13.Are modifications permitted in the apartment?
The specifications and designs have been carefully worked out. Considering the number of apartments and the delivery date, customization will not be possible in the collective interest of the purchasers.

14.What about Car Parking Space?
We can provide one car parking space for every apartment. Additional car parking requests will be taken up towards project completion, at an Additional Cost.

15.Is the title of the property clear?
The land is freehold, marketable and free from all encumbrances.

16.Which Govt. body has sanctioned the plans?
BBMP has issued the sanction plan to build.

17.What are the agreements that need to be signed?
The agreements that need to be signed are Agreement to Sell and Agreement to Construct.

18.What is the process of registration and when does registration take place?
Registration will be done only on completion of the development and on payment of the entire sale consideration including the additional charges. Registration will be facilitated by us through an advocate appointed by Salarpuria Sattva.

19.What are the additional amounts to be paid?
KPTCL & BWSSB Charges, Advance Maintenance charges, one time corpus fund, Generator Charges, Khata& Assessment Charges, Registration Charges, VAT, Service Tax, Legal fees and any other taxes will be required to be paid as per the prevailing guidelines at the time of possession.

20.Has Salarpuria Sattva OPUS been approved by Banks/Housing Finance Institutions (HFIs) for loans?
Yes, SBI has in principle approved the project & other HFIs are in process to approve the project and will extend loans to customers based on their specified criteria.

21.What is my responsibility for disbursement of installments through HFIs?
It is your responsibility to ensure timely disbursement of installments from HFIs and no demand will be made by us to the HFIs for the same. To facilitate smooth payments, customers are required to issue a consent letter.

22.Who will take care of the maintenance of Salarpuria Sattva OPUS?
The maintenance will be taken care of by Salarpuria Sattva Property Management & Services. You can be rest assured that Salarpuria Sattva laurel Divinitiwill be cared for by professionals.

23.What will be the scope of maintenance?
The scope of maintenance will cover maintenance of the common infrastructure for the Apartments, Roads and Landscaped/Common Areas. The Apartment Owners in discussion with the Property Management Company can further define the scope as may be required.

24.What is the scheme for maintenance?
Advance maintenance charges are at 4/-per sqft/month for a year. One time corpus fund which will be transferred to association once the same is formed. From the second year onwards, maintenance charges will be levied as decided by the association/Salarpuria Sattva Property Management & Services
